Package 1 – Lease, Rent Collection and Basic Coordination

  • Collect rent, forward checks to Landlord (less management fee)
  • Visual inspection of exterior condition of property (annually)
  • Field complaints from Tenants and coordinate maintenance and repairs
  • Forward billing for services to Landlord or advance payment by check (Landlord pays bills directly)
  • Exclusions: Trust account, income/expense reports, NSF collections, eviction services

Package 2 – Lease, Rent Collection and Moderate Coordination

  • Maintain Trust Account
  • Collect and clear rent payments through Trust Account, deduct fees and issue check to Landlord
  • Field complaints from Tenants and coordinate maintenance and repairs
  • Secure approved purchases such appliances
  • Maintain greed upon balance in Trust Account for payments of services; e.g. lawn, utilities, repairs
  • Pay utilities and maintenance through Trust Account (excludes mortgage and tax)
  • Visual inspection of exterior condition of property (semi-annually)
  • Provide annual income and expense reports
  • Post and mail 3-day notice to quit
  • Exclusions: Major repairs and remodel

Package 3 – Lease, Rent Collection and Turn-key Coordination

  • Maintain Trust Account
  • Collect and clear rent payments through Trust Account, deduct fees and issue check to Landlord
  • Post and mail 3-day notice to quit
  • Field complaints from Tenants and coordinate maintenance and repairs
  • Secure approved purchases such appliances
  • Maintain agreed upon balance in Trust Account for payments of services; e.g. lawn, utilities, repairs
  • Pay all bills through Trust Account
  • Visual inspection of exterior condition of property (semi-annually)
  • Bid repairs and remodels
  • Provide access and oversight for vendors, contractors and designee of the Landlord
  • Provide monthly income and expense reports
